Real Risks
You pay for Fe500 steel. The contractor buys Fe415. You pay for 43-grade cement. He uses 33-grade. The difference goes in his pocket — and your walls crack in year three.
No written contract means no legal recourse. When the advance runs out — or a better-paying job comes along — the contractor disappears. Recommissioning adds 30–40% to your cost.
Incorrect building plans submitted to IDA can result in demolition notices for unapproved construction. Regularising an illegally built structure costs more than building it correctly from day one.
Waterproofing fails in the first monsoon. Tiles hollow out. Plaster cracks. With no written warranty and an unregistered contractor, you have no legal standing. You pay twice — once to build, once to fix.
